SAGER CREEK SLIP #46

This is a dock-o-minium consisting of a slip large enough to accommodate up to a 40' boat (maybe 45’ but I’d need to check) and a gazebo building with storage. It is located in AuGres Michigan on the AuGres River. The AuGres River provides easy access to Saginaw Bay. The gazebo building has an interior of about 10' X 10' and has electrical power. Most owners have refrigerators and a fold out sofa or futon in their units for sleeping. There is a deck area on the front of the gazebo that is ideal for outdoor dining. There is a storage area that is about 3' deep on the back of the gazebo. The unit is part of the AuGres Yacht Club. The association provides a very nice shower facility which is less than 100' from the gazebo. Association dues are approximately $500.00 per year and taxes are less than $100. The AuGres yacht club is up the street and provides dining and a pool. There is an additional fee for membership in the yacht club if you wish to have pool privileges. This unit is owned by my father who, due to his age, no longer boats. The original purchase price of this unit was near $30,000.00. There are a very limited number of these Gazebo Dock-o-miniums and none have come up for sale in recent years.
